FHA Appraisals

An FHA appraiser evaluates a property to ensure it meets the Federal Housing Administration's minimum standards for safety, security, and structural soundness. They're looking for potential hazards, functional systems (like plumbing, heating, and electrical), and overall livability. Repairs are sometimes required to protect the buyer's health, ensuring the home is a safe and reliable place to live.

Chipping and Peeling Paint

Homes (especially those built before 1978) must be free of chipping and peeling paint both inside and out.

Electrical Issues

All electrical systems must be up to code with no exposed wiring or safety hazards.

Heating

A safe, operational heating system is a must.

Windows and Doors

Windows and doors should be functional with no broken pains.

Basement Moisture

Baswments must be free of excessive moisture and water intrusion to avoid potential mold issues.

Roof Repairs

Ensure the roof is free of leaks and has at least two years of life left to meet FHA standards.

Plumbing

Homes must have a reliable water supply and water quality that meets local health standards. All plumbing should be functional with no leaks and all fixtures working correctly.

Handrails and Stairs

Stairways with three or more steps must have secure handrails.

Foundation

FHA requires a stable foundation with no significant cracks or signs of structural damage. 

Pests

There should be no infestations of pests or vermin in the home.
